The Rental Connection is an evolution of property management and vacation management.  Founded in 1996 we have been the sole proprietors, managers and business owners since the inception.

Brenda started as an on site manager for an 88 unit apartment complex.  While there she earned her property management license in the state of Oregon.  Prior to the apartment position she has managed other businesses as well, including the complete operation of a ranch and business partner and owner of a restaurant.  She excels in tracking essential information, organizing and processing events and scheduling activities and employees.

Chet earned his real estate license in the state of Oregon and worked actively as an agent, eventually earning his broker license.  He was the other partner in the ranch and the restaurant.  He uses the real estate license to the benefit of the vacation business and assisting visitors with any real estate questions that might arise.

The real estate licenses provide home owners as well as guest the sense of security knowing the business is being run legally, ethically and fairly.

Both have been active in the Bend Chamber of Commerce since 1997 as well as the Chamber Ambassadors, members of the Central Oregon Visitors Association and Visit Bend.

We have a personal as well as professional obligation to service our owners and our guests.

·         We provide professional photographs and will soon be providing films of each property along  with detailed analysis of each featured home, show casing each home to increase rentals. We monitor each guest's experience ensuring the highest quality of satisfaction in order to obtain referral and repeat business.

 

·         We are committed to professionally maintaining your home by inspecting each property before and within 48 hours after each guest stay. We provide superior cleaning and routine maintenance services upholding our commitment to customer satisfaction. We manage and control all forms of access to your home, in order to prevent unauthorized guests and protect your investment.  

 

·         We are committed to providing a superior management program by having a professionally trained staff conducting business with the owners and the guests.  We handle all reservations, confirmation correspondence, directions, welcome packets, and payment processing. We provide the owner a detailed monthly revenue report and owner payments by the 10th day of each month for the prior month’s rental activity.  We will prepare any rental sales tax forms to comply with local and state laws.

 

 

What are the fees The Rental Connection charge to manage my home and place it in their Rental Management Program? 

 

·         Our property management fee is 25% of monthly rental revenues.  

 

·         Home owners are also charged a monthly property management fee which is used to pool funds for continual and new online marketing programs.  The fee is used to begin marketing your home on some of the most visited vacation rental websites, obtain high quality photos of your property and its great features, develop detailed directions to your property from multiple locations, conduct a detailed inventory of all items in your home including filming of all drawers, closets and other areas, implement access control procedures to your home, develop a home manual for your home and include helpful area information, obtain a lock box for your home, and be used to setup your home in our property management system and website.   

 

·         An annual deep cleaning of your home is required at the owners expense, to maintain the property’s first class condition and ensure our guest complete satisfaction with their stay.  This will include professional carpet cleaning, window washing, and other applications as necessary.  Extensive or expensive processes will be discussed first before implementation.

 

 

·         Routine maintenance and home repairs are covered to a limit.  Other wise, professional repairs and equipment replacement is not covered under the property management fee, but is available at additional costs to the owners.  Home owners are also requested to provide The Rental Connection with a maintanence deposit of $150.

 

 

What are The Rental Connection responsibilities when managing my home?

 

1.   We provide a full spectrum of detailed services to our home owners including but not limited to:

 

a.  Marketing and advertising of the homes on our extensive online marketing network

 

b. Adjusting rental rates and discount rates throughout the season to ensure maximum occupancy time and maximum rental income comparable to the competition

 

c. Coordinating and collecting any legal documents and rent payments from our guest and providing each home owner with monthly reports of their rental proceeds

 

d. Schedule and conduct cleanings and conduct detailed inspections of the home before and after each guest

 

e. Coordinating and managing all guest and contract workers access to the home

 

f. Provide guest with additional housekeeping and concierge services when requested

 

g. We prepare and pay all lodging taxes, credit card merchant fees (shared with owners)

 

h. We will ensure excellent customer service by providing guest with a 24/7 emergency contact number while staying in our homes and provide local staff members to assist with any complications that may arise

 

i. We will communicate with our home owners on any and all issues that fall outside of our rental management contract and daily responsibilities that may require an owner authorization and/or may affect rentals


            2.    Notify the owner of any immediate emergencies any/or extensive needs

 

 

As a home owner what would be my responsibilities?

 

1.  Paying all general ownership responsibilities or obligations associated with the home    such as:

a. Monthly mortgage payments

b. Monthly utilities

c. Property taxes

d. HOA fees

e.    Home Insurance

2.  Providing an accurate rental insurance policy to cover the home, its contents, and the occupants.

 

3.  Providing The Rental Connection with a fully functional home that is in rentable condition. The Rental Connection is not responsible for providing any items necessary to rent the home.


4.  Scheduling all regular maintenance on the home, including but not limited to:

 a.   Pest/termite control

 b.   A/C filter changes (The Rental Connection will change disposable filters as necessary)

 c.   Periodic grounds maintenance (Scheduled by The Rental Connection for owners)

Home Owners are responsible for providing repairs or replacements on any items and inventory resulting from normal wear and tear.  All damages, repairs, and or inventory replacement resulting specifically from a guest are paid by the guest.
